The Inn at Fox Hollows

The Scotto Brothers of Long Island hired NHC to determine the highest and best use for a 4.2 acre parcel of land adjacent to one of their catering facilities located in Woodbury, Long island, NY. We determined that a hotel would be the best use and then determined that an all suite hotel would work very well. We then had to determine whether we could go as a franchise hotel or independent. We were leaning to a Independent, Upscale, all suite, limited service Hotel. We did not want to put a full service restaurant into the hotel as there is a restaurant in the adjacent catering facility and the concept would be to serve complimentary breakfast and serve dinner four nights per week and all included in the rate.

To give comfort to the ownership and make sure the direction was correct NHC brought in Steven Rushmore of HVS International who happens to live and work on Long Island. He confirmed our advice and off we went. NHC and the ownership put a team together including a local architect, an attorney for rezoning, a recognized hospitality designer and a Construction Manager – Kulka Construction of Hauppauge, Long Island. It took approximately two years to obtain the zone change from residential to Special Use – Hotel. And another 15 months for development. M&T Bank of NY agreed to finance the project. At the end of the day, we delivered a hotel and concept that was right on. The average rate and occupancy was substantially ahead of projections and the owners had a successful project with a concept that worked very well.
