Topock Marina on Historic Route 66 is located on the banks of the scenic Colorado River. The property consists of six acres of land located between Lake Havasu and Laughlin Nevada. Topock is a destination for people who enjoy boating and kayaking on the river as well as people with Harley Motor Bikes who like to travel to the sites on Route 66. NHC was hired to assist in developing a Hotel concept in addition to a new Restaurant concept by the marina. The site is adjacent to Exit 1 of US 40 just east of the California Border. With the assistance of HVS International, NHC put together a concept for a 102 room 3 story hotel. We created a budget and submitted it to USDA and a long list of banks in the area. No lenders want to do Construction loans today and therefore this team has been waiting patiently for the climate for financing to change. At this time, NHC has brought in a SBA lender who sees the project in two steps. First to redevelop the waterfront with a new restaurant, bar, retail section and a pool which is part of the overall project. The Marina is in place but will be upgraded in this part of the development. The SBA lender has offered a $4,300,000 loan for 25 years at 6% interest rates. We are awaiting confirmation and sign off from the SBA. The lender has also indicated he thought if the USDA would have availability in the Arizona quota, they would do the hotel as step two. There is also a NYC Investment Banker Group considering an Equity plan to do the hotel as well.


This is the site after the original restaurant was demolished. The new restaurant will be on the water and at the marina. The hotel will be well above the water line with an excellent view of the U.S. National Wildlife Refuge and the Topock Marsh. Guests may have the opportunity to view the various wildlife such as beavers, coyotes or a wild boar looking for something to eat. Guests will also have a view of the majestic Arizona Mountains and the flowing Colorado River.

We are hoping to be complete with the waterfront development by next season and have the restaurant back open.
