Scott Stettner is a co-founder and principal of Asset Partners, a real estate advisory and asset management firm specializing in hotels, resorts, master-planned communities and clubs. Scott recently served as CEO of the Tim & Tom Gullikson Foundation, a non-profit organization providing care and support programs to brain tumor patients and their families. Prior to Asset Partners and the Gullikson Foundation, Scott served a twelve year term as President of Corcoran Jennison Hospitality LLC (CJH), an award-winning real estate development and management company specializing in resorts, hotels and golf clubs. While leading CJH, Scott was an active member of the Urban Land Institute’s Hotel Development Council and also served as president of Ocean Edge Resort & Club, Cape Cod’s premier residential golf community and vacation destination. His experience is complemented by positions with ProServ, a Washington-based sports management firm, and the Women’s Tennis Association, the player association for the women’s worldwide professional tennis tour. Scott holds an MBA from Boston University and a BA from Tufts University.

Asset Partners, Inc.; Delray Beach, FL, 2004 - present
Asset Partners is a real estate advisory and management firm providing a full range of consulting, asset and property management services to developers, investors, lenders and owners of hotel, resort and club properties.

Principal

  • Co-founded firm, directed asset and property management services, and transitioned firm into a hospitality real estate consulting practice advising developers, lenders, owners and operators of hotels, resorts and clubs.
  • Built value in franchised, independent and distressed properties through comprehensive operating and capital plans, strengthened on-site management, detailed overhaul of financial reporting, and the development of new image identity and marketing plans.
  • Successfully repositioned and restored value in resorts located in Jekyll Island, GA, facilitating a sale of the properties and recovery of asset value for the lender in possession.

Tim & Tom Gullikson Foundation; Chicago, IL, 2007 - 2009
The Tim & Tom Gullikson Foundation (TTGF) was a 501(c)(3) organization that provided educational, emotional and social support programs to brain tumor patients and their families. The TTGF merged with the Pediatric Brain Tumor Foundation in 2009 as part of a strategic plan to maximize outreach to the brain tumor community.

  • Reported to the Board of Directors. Directed the Foundation’s mission-based strategic development including a comprehensive fundraising program, fiscal management, grant initiatives, event promotion, marketing and media relations, collaborations and community initiatives, survivor and caregiver outreach.
  • Restructured and led Board of Directors comprised of professionals from the fields of business, law, entertainment, journalism and sports.
  • Founded the award-winning adidas tennis smash as part of a nationwide program of fundraising events featuring some of the world’s greatest tennis legends and current stars including Rod Laver, Stefan Edberg, Stan Smith, Martina Hingis, Martina Navratilova, Pete Sampras, Todd Martin, Jim Courier and others.
  • Initiated internet-based fundraising drive in conjunction with The Case Foundation and the Network for Good.
  • Implemented quality of life research grants in conjunction with the Brain Tumor Network, MD Anderson Cancer Center and the Brain Tumor Center at Duke University.
  • Spearheaded transformation of the Foundation to the Tim & Tom Gullikson Family Support Fund at the Pediatric Brain Tumor Foundation to expand fundraising opportunities and to maximize outreach to the brain tumor community.

Corcoran Jennison Hospitality LLC; Boston, MA, 1987 - 2004
Corcoran Jennison Hospitality (CJH) is a privately-held, award-winning real estate development and management company specializing in resort, hotel and golf properties.

President, 1993 - 2004

  • Reported to the Chairman of the Corcoran Jennison Companies. Direct reports included an executive committee of eight to ten senior level managers with a total staff of approximately 800 employees.
  • Directed the growth of CJH’s business to include destination resorts, urban hotels and golf clubs with over $53 million in annual revenue and assets exceeding $140 million in value.
  • Simultaneously served as President of Ocean Edge Resort & Club, a 1,100-home residential golf community, lodging destination and club on Cape Cod Bay in Brewster, MA.
  • Diversified the company’s business through hotel development, resort expansion, golf club acquisition, asset management and negotiation of third-party management agreements.
  • Raised over $100 million in financing with major lending institutions including MassMutual, Nomura, Citizens Bank, GE Capital and Bank of America.
  • Developed, operated and provided asset management services for independent resorts and flagged hotels within the Hilton family of brands.
  • Served on the Urban Land Institute’s Hotel Development Council.

  • Reported to the President. Direct reports included six senior level resort and club managers. Responsible for the financial, marketing and operating performance of resort and golf properties in the CJH portfolio.
  • Expanded CJH from a single property operator to a full service hospitality company providing management services to owners and lenders of destination resorts and golf clubs.

ProServ, Inc.; Washington, DC, 1985 - 1986
ProServ was a global leader in athlete representation, sports marketing and event production. The firm was acquired by SFX Sports Group in 1999.

Director of Events

  • Promoted and managed professional tennis events including The Head Classic in Stowe, VT, and the Virginia Slims of Washington in Washington, DC. Spearheaded the transformation of The Head Classic from a struggling Volvo Tour event to a financially successful exhibition event.

Women’s Tennis Association; St. Petersburg, FL, 1983 - 1985
The Women’s Tennis Association (WTA) is the principal organizing body for women’s professional tennis. The WTA organizes the Sony Ericsson WTA Tour, the world’s leading professional sport for women.

Tour Director

  • Represented international player association, including the world’s top-ranked women’s tennis stars, in the management of worldwide operations for the Virginia Slims World Championship Series. Responsible for overseeing players’ interests in the conduct of the women’s professional tennis tour at tournament locations throughout the world.
